Recently bought and renovated this place for wifey and baby.

After reno.
Now wifey and baby is happy.
Now obtained green light to get another good timepiece in 2014. (thanks to dpkong's word of wisdom)
Now working hard and saving up, planning a heist to get a watch with complications. Will need advice from the sifus when the time comes. And thank you in advance.

Wow, the before and after has seen quite a dramatic change. Congrats! I'm also curious to how much the reno would have cost. :thumbsup:

Existing built up was 2400sqft. We knocked down all architectural components and maintained the structural frame. Extended the building with new structural frames and was able to get 4400sqft of built up space.
Inclusive of built in furniture, white goods and landscaping. bill came up to be about rm800k.
If just the structural and architectural works, then rm600k.
Now I'm happy thinking about the substantial budget for next watch and my missus cannot complain. :Cheers:

All done in house. From architectural, c& s, m&e, id to construction.
First project for own self and hopefully not the last :thumbsup:

I was going to add that too. Seems like the A/C units and mailbox was an after thought.

Nicely done and what a sum it cost! You could put up some half-height wood panel louvres to cover the outdoor a/c units and drain pipe. Or full height to cover the windows as well to keep out the sun and keep the brickwall cool on the inside. Saves you cooling energy.
4,400 sq.ft. is a lot of space, unless you plan on a few more family additions. I would have made it about 2,500 and kept some of that beautiful lawn.
BTW, if I may ask the rough location of the house, original cost and remaining lease? It appears to be the end lot of a terrace block? PM if deemed sensitive.

Under dbkl guideline, for individual unit, the setback is 10ft from the side & rear and 20ft for the front. We complied to all authority requirements. As for price, semi-d's in old klang road ranges from rm1.45mil to rm2.2mil. Mine is freehold and got it at a steal of 1.46mil a year back.
as for plot plinth ratio, it does not apply for small single unit like this. It is meant for commercial projects & for residential project they go by ppa (person per acre).

I have a predicament with my FIL's place in OUG. Corner lot, dilapitated condition, single storey, size should slightly more than 2000sqft. Still in a dilemma of either selling it or rebuilding it.
On the other hand, we do not need such a big place but having a freehold landed within city limits is too much to let go.
So the Reno is financed with cash or bank loan?

If you do not mind.. A quick word of advice...
OUG is coming up very soon (3 years to 5 years). WCT has submitted plans to construct a mix development rivaling mid valley in OUG. From JKR plans, there are two MRT stops in OUG ( under phase 2). Taman OUG land is definitely freehold and yours has added value due to it being a corner lot.
Therefore if and only if you have the budget, then got ahead and get the single storey refurbished to a 1 1/2 storey terrace. The reward should be good when planning to sell 3 to 5 years down the road.
Do now will cost about RM180 per sqft x (your required size), consultant fees about 30k all in.
Do 3 years down the road, due to inflation + higher material cost + higher labour cost = RM210 per sqft. (assumption)
If no budget, then do the minimum necessary for it to be rented out first.
I would definitely keep the property. This is assuming that it is already fully paid off for.

It's fully paid.
The place is too big for my in-laws and retiring in KL is not something I am looking forward to. Guess I better not get involved, lest I have to fork out the cash for something that would not be under my name :laugh:

The architectural/structural/m&e plans were done in 4 weeks and submitted. Work started while waiting for approval.
6 months for building (architectural, structural and M&E) + 1 month for ID fit out.
All in, 8 1/2 months.
Kudos to our ID fella, she is amazing. she is the one who is able to capture and come up with the 3d views based on my missus ideas.
