Kajang - Sg Buloh MRT effect on property prices

this morning attended the official opening for public participation on MPKJ 2nd review on their 2020 local plan.

discussed with some friends there...

we found the Landed property appreciated the most for the past 3 yrs especially the Semi Detached house

the villa heights, saujana villa... near sg kantan area, all these semi d was ard rm700k now transacted at rm1.5m

terrace house from 7-8 yrs ago saujana impian, prima saujana, kajang perdana.... was selling ard rm200k++
today TTDI selling more than RM700k, some super link selling ard RM1mil behind prima saujana (sold out)....

from a small remote town, now ppl call it Kajam! yeah the construction of MRT affected the traffic badly.

PJD Youcity, SDB window on the park, MKH Boulevard apartment, Mah Sing Savanna....
above highly dense condominium and service apartment all selling faster than we all can imagine!

20-25 KM away from city center, Kajang is now consider near!
traffic well dispersed with the KAJANG OUTER RING ROAD (SILK), SILK actually linking the PLUS, BESRAYA, LEKAS, SKVE and the coming up soon
KLORR (KL outer ring road) - linking the SILK near sg long through Hulu Langat - Ampang - Gombak

beside the Existing Tanarata International School near Plus Kajang toll, Rafflesia (set up by founder of INTI) is opening private and international school in Kajang 2, as well as Eaton already opened at Jade Hills.

The boom seems will be continued.....

Your're right. I heard that most of these investors are from Cheras. Simply bcos Cheras is getting too expensive now. It is OK for those that work in Cyberjaya and Putrajaya lo. Let's hope that there is no problem with the MRT project. You will never know what will happen next

Your're right. I heard that most of these investors are from Cheras. Simply bcos Cheras is getting too expensive now. It is OK for those that work in Cyberjaya and Putrajaya lo. Let's hope that there is no problem with the MRT project. You will never know what will happen next

Why only for those who work at putrajaya n cyber jaya?

The MRT not going these 2 places but through Cheras, KL city, damansara, sg buloh

Even on road, if u travel to KL city center on peak n none peak hour, it's still faster than you travel from puchong to klcc

MRT is one of the influential factor. Kajang is good alternative to live for those work in Putrajaya / Cyberjaya due to highway access. No meh?

Why alternative? You sound like a secondary choice...

If u work at putrajaya and cyber jaya, from Kajang via SILK, it's jam!
Better stay at KL and kuchai lama, go to mex highway
Against heavy traffic!
Y not in puchong and seri kembangan?

The demographic data shown district of hulu langat top msia population increase!
So hulu langat cover ampang, Cheras, Kajang, semenyih, beranang, Bangi, broga!
Hence it's main place to stay, not alternative even u work at KL
