do you agree that most of the retails are having a tough time now as the newer generation prefers to "click" from online store?
I find those surviving now are mostly service industry or kopitiam/cafe…
that makes commercial building, particularly shop lot facing rental difficulty esp in not so prime area. even at prime area I see the turnover of tenant is quick.
wonder if it's still worth to invest in shop lot?

if you're running your business in the premise, yes. if no, don't invest. unless you have spare cash, otherwise there are many ways to invest your money which yield steady return.

Can you please share what other ways are there to invest whereby you can yield a steady, stable and safe return of investment?

any investment there is risk, steady return doesnt mean safe return. and return, may not only in the form of cash. there are short and long term investment. leveraging on weakened ringgit. it can view differently, investment in your personal growth is one of the way as well.
