Title: KLCC properties
Post by: outlander2005 on October 05, 2011, 12:05:45 PM
KLCC area are still selling about RM1K per sq feet.... Is it a good time to enter that area?? most of the new development in KL are already selling at RM600/sf. Sri Petaling (Seringin) area selling at RM500 - 600/sf. Same with Jaya One. By comparison, KLCC area seems like a good deal now. Any thoughts???

I think the best thing for you to do is to have a chat with a friendly real estate agent.
Coincidentally, one of my biz associate is looking at a property development at Jalan Stonner, a stone's throw from KLCC.
It's going to be a high-end, high-rise residential thing.
Upon completion, in about 2 years' time, he anticipates a selling price of about RM1,500psf.
A standard 3 bedroom unit of around 2,000 sq.ft. will be selling for RM3million. Talk about serious money!
Take care, Ciao!

yes it is ... is brand new, but min 3500 sq feet... so, you need at least RM4M... but the older apartments still can fetch 1k/sf. The new one is abt RM1.3K/sf now.

I thought already completed, still got left over unit for sale, or sub-sale? Min build-up is 3000sf, which is like more than 2.5mil  :o

No wonder the price was higher. It was a sub-sales.
Another party to earn profit, therefore the selling price must be higher.

Land around Jln Tun Razak was asking for 1.5-2k/sft, am I wrong?

depend on plot ratio under DBKL 2020 local plan

and they are talking about price per floor area above, not land price!!!

For investment 3500sf, consider big and maybe harder to sell when you want to cash out...for tat amount of money might as well look for few middle cost property, just my opinion...
