Dijaya is lining up its Tropicana Bayou, near to Jade hills...
and now they are buying Kajang Hill Golf Club 79.4ha land for mixed development - houses, condos, apts, shop offices

i dont quite like the access
and the design is too dense
club house too small...
same price point, i rather buy either twin palms / jade hills
or east park72

I think getting out of the city is the way to go. We should have a greater KL with rail links. Major cities already done that years ago.
Cyberjaya, kajang, klang a revisit of Rawang should solve the massive migration into KL in the coming years.

its already like that... i walk around bkt bintang near my office.... only Bangladeshi, Myanmese, Pakistani...... especially in old apt

the out migration is obvious and clearly shown in the latest demography survey....
from KL to Selangor... Past 10 yrs highest growth is district of Hulu Langat, namely Cheras South, Balakong, Kajang, Semenyih, Bangi, Beranang, Broga... this also proven the effect of KLIA, Putrajaya, Cyberjaya.... Universities.... in southern Klang Valley....

Hochinsoon indeed move his central of gravity for Greater KL to south, from anything 15 km from new center gravity Kinrara is HOT !

we need more MRT after Sg Kajang MRT as well...

soon ppl will think seremban and KL is joint....

You r a property expert. I couldnt agree w you more.
Because of the geopolitics in Msia, KL is actually very small and has no rooms for growth. The state of NS, Selangor will have to accomodate the growth of the city.

You are right again, rail links have to connect all townships. KL-Spore will be the catalyst. Just like the Plus NS highway brought Sprint Litrak Kesas etc.

New privatising program - railway tube etc. Any takers??

Not from Sg Long, but the developer there (SxL) is lousy. Am staying in the house from the same developer. Horrible quality & QC.

So most new scheme doesn't go through the town... So no worry...
Naza Ttdi saujana villa ... Along Kajang bypass

Nadayu92 and Kajang 2... Linking to silk via Kajang utama and another site at jalan reko

Jade hills link to silk

And silk link u to plus, besraya, grand saga, lekas, skve....

So Kajang a small town with outer link road have much better traffic than puchong... Where u r caught with LDP who always jam...

What Kajang lack is a big shopping... Only medium low end shopping in town
Jusco at Cheras south n mahkota Cheras
Tesco n giant at Kajang by pass
But bigger giant at grand saga
Econsave near reko sentral
Alamanda in putrajaya

But 2014 Xmas u will hv a big mall at IOI resort... As big as other big mall
From silk... It will take u 10mins
As compare to 20-25 mins to mid valley now

Sg long old scheme is too old...
Tudor design... And red facing brick design...
Mahkota Cheras is not well planned, big small developer building different area
But both these area are

ONG.... Chinese preferred, good food at bargain!!!
Plenty of mansion in bungalow lots

If u want some gd design n finishing in this jam pack...
Try east park 72 ( price increase soon due to completion - hurry )
Another option is Tropicana Cheras by dijaya near Tmn rakan
But poor access

If u want some breeze n don't mind to Pay toll drive for getting a roti canai then go for twin palm
But a bit dense to my liking... Mostly 3 sty building with minimum setback

Bandar Malaysia - believe me! I won't be wrong guessing this

But Bandar Msia won't be cheap! LANd cost, infra... Pr1ma!
So balance LANd for development sure with crazy price
Unless u r lucky enough to get a Pr1ma house

My take:
The development out paced the planning n construction of infra by the administrators. It is quite a nightmare, I think. Just read a post by kenny; another pjt in pj!

The govt is quite loose handed for now, obvious reasons. China, hk and spore are tightening the runaway prop boom. I mean, many chinese family owns at least 2 prop n continue speculating. The music is stl on though the prices are scary. Look, kl median prices are 15x the average family income!

Guess we have to wait till the completion of mrt to help ease the traffic woes.

Over a 20 years period, so long KL remains the commercial centre n w a sizeable chinese population, go n buy in areas where it is vibrant and w good connectivity. Fengshui will come later, haha.

Until the music stops...who b the last man standing??

Do we really need the latest LRT project? Has the government studied economic monetary returns for the money it will spend on this LRT project? The rail cuts through people's backyard literally.  Look at Sprint / Damansara / Bangsar area? Crap, the value of my properties have just dropped by 30% at least.  IMO this LRT project is a power booster for those currently in charge of running the country.  The developer of BU got into a tussle with the govt as the LRT station will be located next to One U.  Instead of reducing congestion, it will increase traffic congestion.  The LRT will benefit those whom really have zero transport.  A majority of people do not take the LRT unless forced to.

For those who already have invested in properties, we wish for more foreign investors to come and invest, be it the rich from China or Singapore or even Indonesia, our rich neighboring countries.  Yes property prices gone haywire.  Desa Park City recently launched 4 storey shophouses for RM8.0M to RM12.0M (corner) and sold out within days.  Prices before discount. Huh? What is the ROI for such properties i wonder.  Beside LDP a huge RM3.0bn commercial project on-going, by Mammoth Empire Group.  Setia Alam's on-going development can last another 5 years.  People somehow still have lots of money.

For the fresh gradutes with their first paycheck, they will need to strike lottery to buy a decent place, a condo.  With salary of RM3k and below how in the world will they afford a house.  I wonder.

The reason i posted on the Pinnacle PJ bcos i am thinking hard whether to go into this development as an investor.  I know the people behind the development.  The thing is this, i am considering saving up my spare cash and comparing the potential of that development, after 3 years. They more or less equal.  If i dont buy this property, i save on Bank interest and I in fact gain. As i already have 2 properties for investment, i wonder whether do i need to go into 3rd one?

Your thoughts are welcomed.

On another note, there is an on-going development currently near Putra Mahkota Interchange - Seremban KL, considered as Bangi, near UKM, next to Bukit Mahkota township, double storey and three storey terraced houses.  Very accessible, low profile developer, and will be launching close to 1,000 units of residential properties for sale.  And their prices are very competitive compared to what the big boys will be launching, such as Naza, SP Setia and Mah Sing, and this particular location is much better.

Strongest growing area actually.... After puchong!!!
Mpkj hv most development plan submission since 10yrs ago...

U must drive there to feel it....
So vibrant! Ppl made crazy return/money buying shops in Bdr baru Bangi....
U may not belief me but its fact!

Check some high end property there....

I just paid deposit for phase 12 IRIS 3 storey premium link intermediate unit.
It's located at Grove East beside the semi D Camilia. On a elevated land with mountain at the back.Facing garden with nice number.
RM 804k before 3% discount. Net RM780k.
The price is little high I think, but everywhere is so expansive now.
I hope it is a wise investment for 3 years later.
