Hi all

Have u guys heard of KL Eco city, near mid valley? Do u all have any opinions on their residential project?

I just came back frm their sales office, seems like a mega project with great accessibility. However, the price is not cheap (1 bedroom studio already 900K) Will only be ready in 2016. Theres a link bridge to gardens.

But its almost fully sold.!! Ppl say the market is not very good, but seems like its selling not bad even at this kind of price...

All sales office ppl will tell u they r selling fast
Grab b4 all sapu... This project launched  more than a yr now!

It's selling well in the first 2 launches
SP Setia hv loyal fans... Who buying all their new project first launch phase
From Malaysia to Australia to Singapore to London

But great great location, so gd thing nvr come cheap!
Better than those along federal highway if u compare the location, accessibility and public transport...

But frankly... Market is not moving as fast as u thought
There r plenty of launches... Many of big names r facing similar problems
First 2 launches, ppl q...then the later phases developer increased price... Thing slow down...
Those first 2 phases bought by investor...

Yes... Not booming time... U can always find a gd deal in sub sale... Concentrate in one area... Compare what is available... Nego

As a buyer, subsales I think gives a bit more value. New launches sometimes have inflated and artificial prices due to a number of factors like lower downpayments, DIBS, financing favoritism...all this pushes prices up.....its really just a bet that the market demand will absorb the the new units when delivered.

the real value reflected in bank valuation when they give u loan
msia bank r very conservative...

i had been thinking of property investment for quite a long while but there are too many choices.

Bro....."too many choices" also problem right? At the risk of veering  off the topic of this thread, I think as a investor, not just property, focus is the key as the  breadth of what's available is just beyond one's bank of information. 100% agree with what Chris said e few response above......focus on area, type of property, purchaser profile, infrastructure and amenity growth and investment horizon are a few of my checklist items.

Yeap sub sales are more worth the money now as the money are flooded with supplies of new housing areas
