SDB bought cheras land.... near to the grand saga rm1 tol....

from ...... 5 stones    .............. 20 trees.......       u can expect mayb           2 lakes     in cheras with great life style project very soon

Not familiar with SDB, is that a reliable developer?

Sunway Velocity, any comment on this project at Jalan Peel, Cheras?

The initial launch was very crowded, maybe 'coz of the street buffet. Seem to has a grand master plan. Its 1st phase of eight retail lot each linked with 4-5 office lots were completely snapped up during soft launch, with min price of RM6.5m. Location fairly central, but, access road are fairly narrow. Is phase II worth consider?

Any other up & coming more centrally located commercial project?

phase 1 buyer all investor.... with goodies and early bird stuff... hoping developer to push up price for phase 2.... then can make some $ on paper at least.... location is ok.... wont be very wong actually.... so many similar type of development nearby.... for yrs.... still the same... never really come up
if got so much money.... then die die buy kl eco city type of development....

Actually, I share your thought, fairly unlikely to be wong, unless miracle happened ............. Looking at those shoplots opp Carrefour, not doing well. But then, I might be wrong ......... caught out predicting that the newish McDonald outlet @ 3.5miles Jln Cheras, opp Tmn Midah, not going to be wong, ........... now doing incredibly well! :-[

What is "kl eco city type of development"? ???

kl eco city developing by SP setia at bangsar, can link to mid valley city....

there is this thing with cheras at Bandar Tun Hussein Onn area and the surrounding...facing Balakong side...i live nearby and work around this area....The location is always busy yet very calm.....very nice environment .....nearby u got jusco, econsave,carrefour,giant,my mydin and mines shopping mall (there is also tesco about 15 minute away )....u have all sort of banks around here even citibank has a branch here....pump station is everywhere, near to industrial area, traffic is really good...lots of restaurants, halal and lots and lots of Chinese food as well, good highway, easy access to anywhere......also i think within 10 minute drive proximity you can find about 5 or 6 pasar malam, or perhaps more....you can also find numbers of mosque, one big tample for chinese, a few indian tample...(but not sure about church though)....we have very strong chinese and malay community here, some indian but not that much (Depenidng on area) but all live in harmony....i can say that living here....

but the price of properties around high has gone up ...way too high....and for some reason or another, not all business here doing well...too many scattered shop lots new and old....the new one found it hard to compete with the already established one....rent in jusco was way too high ( i rented a lot a few years back before my business goes down and left my with pile of debt)....

All i am trying to say here would be ...it is a very good location, but the prime price you need to pay, translated into the high rent, which make small business tough....so , dont take that empty shop lots at the surrounding area as bad sign.....the price of the properties wont go down, a friend manage to make double from what he invested on a shop lot the day the shop lot completed.....and since more housing area coming up there be more people to spent on the shop lots....

also, living here, and if you are blessed like me who manage to find working place in this very same area, it is heaven ...i have everything and i can get anything here....and city center is just about 10 minute away, sunway if you know the way is about 15 minutes and traffic jam is a rare occasion for me, going in and going out.....and the neighborhood is always nice....

so if u want to go for housing....yes., i highly recommend that, if u want to buy shop lots, u have to be patience to wait for return of investment...if you are small trader with limited fund to rent a place here, think twice...the rent could kill you before you get your crowd coming......

i am not the expert in properties...but i know a thing or two....just my two cents

Junction to Bdr Hussein Onn at grand saga highway jam all the time
junction to alam damai at east west link also jam badly at peak hours
I prefer twin palms n jade hills within this area but both price from rm850k now

Sorry, i think i didnt explain it properly...the thing about this area, there are many exit ...some exit like chris said is almost always got traffic jam....but if you know your way, for some weird i dont know why reason, some exit simply free from jam....i stay around there, going in and out everyday...not a problem at all.....easy all the way....hehehehhe

anyhow that is my experience..i dont know about others....

But chris is right , jade hill and twin palms are very very interesting....mind the price though....sigh......

OMG! How on earth are the next gen going to afford new houses? I can only see condo/apart as the only option.

I can still remember running around in the hutans which what it used to be. Now all I get is concrete. Do you know there used to be tigers in Taman Cheras?  ::)

Yes, BTHO has a lot of smaller roads cutting through the residential area (thank goodness, they are not gated or blocked) and I used to go through these roads once a while to play table tennis at Kelab Pingpong BTHO.

But earlier they did announced to open at Jln cochrane, hong Leong project
Not far from Jln Cheras .... N maluri... We used to call Cheras maluri... Many yrs ago...

But now ppl call bdr sg long, Cheras
Cheras south at Husin Onn
Mahkota Cheras
All these under Mpkj
